An EPC or Energy Performance Certificate is a rating system for the efficiency of a domestic property or dwelling.

The property is rated from A to G with A being the most efficient and G the least.

Property Inventory

An Inventory protects the landlord and the tenant(s) especially when done independently, comprehensively and professionally.

It can save a landlord money and help protect a tenant's deposit during a tenancy.

 

Inventory

This is a complete record of the decor, furniture, fixtures and fittings of the property including any outside space.

Digital photos are provided of each room focusing on areas of interest such as items of value or specific dilapidations.

Please note our discounted rates when an Inventory is carried out at the same time as a Check-In report.

Check in

We will walk the tenants through the property, hand over the keys and ask them to sign a Schedule of Condition.

This signed document compiled with an Inventory report ensures that there is no dispute at the end of the tenancy.

A Check- In report will provide grounds on which any deposits can be withheld at the end of the tenancy.

Check Out

A check-out report takes place when the tenant moves out and is the most important part of the deposit return process.

The check-out compares the property’s condition at the end of the tenancy to that on the inventory and check-in reports, thus forming the basis for which to withhold or repay the deposit.

Finally, we will obtain all keys for the property at this time and return them to the agency.
